Good News for Aspiring Palm Beach Flanneurs and Boulevardiers. Our ever-so walkable town will soon have one more spot to saunter.
A side benefit to the arrival of so many more seasonal and year round residents, has been the infill of a few long empty commercial spaces. Our favorite is the project in progress at 353 Peruvian Ave.
The one-story building at the corner of Cocoanut Row has been empty forever– since well before we moved here in 201o. There are kids graduating college who have never known it as anything but a papered-over storefront.
But the previous owner seemed perfectly content to pay the upkeep and taxes and ride their capital appreciation, turning down one bidder after another. Finally in 2022, a buyer slashed the Gordian knot of seller reluctance and took over the property. Last June the new owners unveiled their plans at a Town Council meeting and what a win it looks like for Palm Beach! They promised to keep the single story historically significant building and fill the storefronts and long forgotten interior courtyard with a mix of town-serving shops.
Our vote for most exciting tenant? A European style coffee shop with pastries, baked goods and to-go items prepared by none other than Le Bilboquet. Better yet, it’s all just a short stroll for our many friends who’ve purchased homes at Major Alley, the Villas, Winthrop House. It’s even a quick hike through the vias from Golfview Road.

Ignition! As we mentioned in our last letter, we saw a nice inventory buildup as sellers listed their properties post-summer (see chart below). But then the September and early October market was deadly quiet as buyers told us they’d wait to see the outcome of the November elections. And then… they didn’t wait.
Around the 3rd week of October it was as if someone fired a starter’s pistol. We put properties under contract across all types, prices and neighborhoods– from condos to houses, from high end to low, and from Palm Beach to West Palm. As we write this, we have 6 properties in contract, and ours is not exactly a high-volume business (see Activity section below).
We’d note that other agents tell us they are equally busy and the 50% increase is Pending Sales for November 2024 vs 2025 (shown in the chart above) would seem to bear that out. Our explanation? It’s a balanced market with reasonable sellers and more nice homes to choose from than we’ve seen since pre-Covid. And from what we understand, it still gets cold up North.
